What is a Flex Space?
Flex Spaces combine private or office workspace and business storage in one convenient location. They are ideal for businesses that need space for inventory, tools, equipment, supplies, and day-to-day office operations.
Are the units heated and air conditioned?
All units are heated and air conditioned to provide a comfortable working environment year-round while helping protect your materials.
Do all units have electricity?
Every flex space includes power hookups, allowing you to operate office equipment, charge tools and batteries, use computers, and run your day-to-day business operations.
Is Wi-Fi available?
Wi-Fi service is available, allowing tenants to stay connected for office work, inventory management, online sales, scheduling, and other business operations.
Can I use the space as both an office and storage area?
The spaces are designed to provide a combination of business storage and office workspace, giving you room for inventory, equipment, tools, supplies, and administrative work all in one location.
Are multiple sizes available?
We offer multiple unit sizes and layout options to fit a variety of business needs ranging from 20x25 all the way up to 80x60.
What lease terms are available?
Flex Spaces require a one-year lease agreement.
Is there a bathroom available?
Yes. A restroom is available within the main building for tenant use only.
Is insurance required?
Tenants are required to maintain private business liability insurance with a minimum of $1,000,000 in coverage throughout the lease term.
Can I customize the inside of my unit?
Interior modifications are permitted with prior written approval from Hawkeye Storage. Please contact our office before making any alterations.
Can I receive deliveries?
Yes. You must provide the delivery company with your gate access instructions, and you must be present to receive and unload the delivery.
Are utilities included?
Tenants are responsible for establishing and paying for their own electricity and internet service upon move-in.
Is signage allowed on my unit?
Signage is permitted with prior approval from Hawkeye Storage and must comply with all applicable Town of Danville ordinances and regulations.
Can I install shelving or workbenches?
Shelving, cabinets, and workbenches may be installed to customize your workspace. Any permanent modifications should be approved by Hawkeye Storage prior to installation.
Is there a security deposit?
A security deposit equal to one month's rent is required at the time of lease signing.
Can I operate a retail storefront from the space?
The spaces are not designed for retail storefronts or businesses that require regular customer traffic. The units cannot be used as customer-facing.
Can customers visit my business at the property?
The flex spaces are intended for businesses that operate off-site or serve customers at their location. Regular walk-in customer traffic is not permitted.
Do tenants have 24-hour access?
Tenants receive secure 24-hour access to their space.
Can I work from the space every day?
Many businesses use their flex space as their daily headquarters to manage paperwork, organize inventory, prepare for jobs, and run business operations.
